Once you upload all the necessary information, we’ll work on your application quickly! Approval typically takes anywhere from just 24 -72 hours. We’ll keep you in the loop throughout the process!

We provide 12 month lease terms.

We’ve got several convenient payment options for you! You can pay your rent online, via WIPS, with a money order, or by check. Choose the method that works best for you!

Yes, renter's insurance is required. You can choose to go through our insurance provider for just $10.95 a month, which meets our coverage requirements. Please note that this policy does not cover personal belongings. Alternatively, you can submit your own insurance from a third-party provider.

Currently, all utilities are the resident's responsibility, so they’re not included in your rent.

To set up your utilities, we charge a flat rate of $40.78 for water, trash, and pest control. For gas and electricity, you'll need to contact the local service providers to set those up and pay them directly.

You can use Spectrum for internet and cable services.

Our gated community offers a variety of amenities to enhance your living experience, including four resort-style swimming pools, two BBQ areas for gatherings, a parcel locker room for secure deliveries, two well-equipped gyms, and a resident lounge featuring community Wi-Fi and games.

Yes, parking is reserved exclusively for lease signers within the community.

We have three newly renovated laundry rooms on-site with coinless machines that utilize the Wash app for convenience.

Yes, we’re proud to be a pet-friendly community! Plus, the closest dog park is Riverwalk Dog Park .

Our community is unique because of its prime location near UCR, The STEM School, and various shopping centers. We pride ourselves on maintaining a professional atmosphere and fostering strong relationships with our residents, ensuring a supportive and welcoming environment.

Maintenance

Yes, we do! Our on-site maintenance team is here to help with any issues that may arise.

For maintenance issues, please contact the office during business hours. For after-hours emergencies, you can reach our emergency service.

You don’t need to be present if you give us permission to enter. Our team can complete your request during normal business hours.
